According to Alloy Development, 240 Nassau Street is envisioned as a mixed-use property with educational, community, and residential spaces. The plan includes a public school, community center, cultural center, retail, and mixed-income housing among its offerings.
Development Partners
This initiative is led by the New York City Educational Construction Fund (ECF), Alloy Development, and GFB Development.
Approval Process
The project includes a rezoning proposal that covers both 240 Nassau Street and adjacent 46 Navy Street, the site of P.S. 287. Environmental review kicked off on December 22, 2025, and public comment periods are expected to start in early 2026.
GFB Development’s Community Connection
GFB Development, started in 2024 by former NBA player Taj Gibson with Tameek Floyd and Malik Brown, focuses on delivering affordable housing and recreational areas in communities in need, including their own neighborhood in Fort Greene.
Notably, both Floyd and Brown went to P.S. 287 and participated in the Boys & Girls Club Navy Yard Clubhouse, strengthening the developers’ ties to the area.
