New affordable apartments are coming online at 11 Gerry St. in the East Williamsburg neighborhood of Brooklyn, with 120 income-restricted units available through NYC Housing Connect. The lottery includes one-, two-, three-, and four-bedroom homes designed with maximized space and modern finishes.

For Williamsburg and the surrounding neighborhoods, the release of 120 affordable units in a single lottery is meaningful because it adds real inventory in a market where rents have climbed faster than many household incomes. While 120 apartments won’t solve affordability on its own, it can ease pressure for dozens of households who are being priced out of new construction—especially because the lottery includes multiple bedroom sizes and several income bands. It also helps residents with neighborhood ties stay local, with a portion of units giving preference to Brooklyn Community Board 01 residents, alongside municipal employees and military veterans.
This building is being constructed through the Inclusionary Housing Program and is anticipated to receive a tax exception through the 421a Tax Incentive Program through the New York City Department of Housing Preservation and Development. There are no deposits or application fees to apply. Applications must be submitted through NYC Housing Connect at housingconnect.nyc.gov/PublicWeb/ by March 4, 2026.
Units are available in one-, two-, three-, and four-bedroom layouts, each designed to maximize space with a modern look and feel. Tenants are responsible for electricity, including an electric stove. Rent includes hot water and heat. There is a fee to operate the laundry machines and a fee for bicycle locker use.
Amenities include bike storage lockers, a shared laundry room, dishwashers in units, high-end kitchen appliances, high-end countertops and finishes, and energy-efficient appliances. Some units include a patio or balcony. The building also offers online options for leasing, paying rent, and making maintenance requests. Additional features include close proximity to schools, security cameras, an intercommunication device, an elevator, an accessible entrance, a smoke-free environment, and more.
A percentage of units are set aside for mobility impairments and for vision/hearing impairments. Preference for a percentage of units goes to Community Board residents (Brooklyn CB 01) and to municipal employees and military veterans.
The lottery spans multiple income bands, with rents starting at $812 per month. Applicants must meet the household income range for the apartment size and household size they’re applying for, and must also fall within the asset limit for that income tier.
